retardation of flow and back flow plumbing problems

most of our sales offices experiences this kind of plumbing problem, after the flushing out water in the water closet, the retardation of water (lowering of lower to be more specific) is very evident. There are also times wherein we experience backflow? How can we solve this problem? I am suspecting that there are no vents installed in the system. Thanks in advance

more likely a siphon leg due due improper installation or a partial stoppage.

true lack of proper venting can also cause this.

thanks for the reply... at least i know that I'm in the right track...

Granted that I need to place a vent in the system, how will I incorporate it if the system is already set/ installed? Apparently, the vent stack thru roof (VSTR) is embedded in the masonry walls. The structure that the plumbing system serves is considered to be very old (The structure is approximately 30-40 years old). Are there other ways to address the problem?
