    What's a good brand of water-based poly for floors.

    They (my wife and SIL) want to use water-based because their Mother can't take the fumes of the oil-based stuff. Theywant something fast drying with no sanding between coats if possible.

    I've never refinshed a floor before or freshened one up which is whatt hese two have undertaken.
    I did use a pad sander on my deck a few yezrs back, worked out great.

    I said you should keep everything off the floor for a week.
